Common problems with Windows and Glass Doors

One of the biggest problems that occurs with windows in our homes is humidity, the penetration of moisture and associated damage it causes to our interior. Accumulation of moisture over time can lead to problems with mould and health problems that come with inhaling the harmful particles.

Most of the moisture is able to penetrate through the seal window systems which are no longer effective, as a result of wear and tear or improper installation. Error in one of the window mechanisms or the seal may lead to leakage in the interior, damaging the frame and the wall.

Another problem that can occur with a window or door containing glass includes air leakage and condensation. Air leaks can affect the temperature and comfort of your home and also cause damage to the interior humidity, not to mention raising heating costs while you struggle to keep the warmth inside your home. This can be caused by bad weather conditions or aging internal seals and gaskets. As this mechanism is subject to wear and movement, age may make them less efficient.

Condensation problems occur when there is moisture present in the interior of the glass or threshold, even if it’s was not raining. The glass surface temperature falls below the dew point of the air next to it and this causes water droplets to form. Cold climates are particularly vulnerable, especially if the interior air is humidified during cold weather.

The condensation that forms on the metal frame can be caused by poor positioning of windows or doors in the exterior walls and thermal bridging may occur. Another common problem experienced with windows includes structural failures, connections damage, fogging, coating failures and broken glass. When it comes to deciding whether or not the window needs replacement or repair, it is important to consider the following factors:

Is the window system safe and structurally satisfactory? Whether it is able to support movement building and structural load? It is an important element for safety and performance.

Is the window system effective in preventing drafts, air leaks and condensation?

Is there a condition in which a component in the window doesn’t work? This includes belts, frames, hardware, glass, sealants, weather strips, coatings and paint on the exterior.

Can the problem be isolated or is it a wider problem? Could there be a problem with the adjacent wall that contributes to the problem? If you live in a home that is listed or protected due to historical reasons, there may be restrictions in place on any possible replacement windows.
